About Total Landlord Insurance
Total Landlord Insurance: landlord insurance in the United Kingdom
Total Landlord Insurance is a trading name of HFIS Ltd, an entity authorised and regulated by the UK Financial Conduct Authority. The company offers insurance designed specifically for landlords who rent out properties, with buildings, contents and liability cover. Its activity dates back to 1996, the year from which it states it has been protecting landlords' properties.
Products and cover
The insurer offers two main policies: Essential, defined as the basic cover, and Premier, presented as the most comprehensive and award-winning. Both combine buildings and contents insurance, and include loss of rent and landlord liability. The site indicated that cover was available from £139.
Buildings cover includes standard perils such as fire, riot, impact, storm or flood, subsidence and escape of water; accidental damage to glass and sanitary fittings; accidental or malicious damage caused by tenants or guests; theft, including theft by tenants or guests; full cover between tenancies; trace and access; theft of keys or replacement locks; loss of metered water or oil; CCTV; and removal of nests. Contents cover includes accidental damage to glass and sanitary fittings, accidental damage to contents, malicious damage by tenants or guests, theft and theft by tenants or guests, with a single article limit of £500 on the Essential policy and £1,000 on the Premier. Landlord's gardening equipment in outbuildings is also covered.
The Premier policy adds pet damage protection, a cover presented as new, and raises the liability limit from £2,000,000 to £5,000,000. The standard excess is £250 and the subsidence excess is £1,000; on the Premier, a £1,000 excess for malicious damage by tenants or guests is added. Legal expenses and rent protection are offered as optional add-ons.
Types of landlords covered
The company distinguishes several types of insurance according to the landlord's profile:
- Private landlord: for those who rent out a property under a residential tenancy agreement over which they have full control.
- Portfolio landlord: for owners of multiple properties rented under residential tenancy agreements and with control over them.
- HMO and student: for those who rent to several unrelated tenants or to students in the same property, whether or not it is licensed by the local authority.
- Expat landlord: for those who manage their property from abroad or reside outside the country for extended periods.
- Commercial landlord: for owners who rent out commercial premises, such as shops or offices, under a commercial lease.
