About PrestaPro

Financing for real estate development

PrestaPro specializes in developer loans and alternative financing for real estate developers. It structures land acquisition, real estate development, and construction transactions using private capital, direct real estate lending, and alternative financing. The company says it can finance up to 70% of a land purchase price and up to 100% of construction costs, usually subject to a limit of 70%–80% of the total project cost, including land, construction, and related expenses.

Financing services

  • Developer loans: capital for new construction and rehabilitation, without requiring presales and with full principal deferment until the keys are delivered.
  • Land loans: financing for fully entitled or in-process land, including before a building permit is issued.
  • Housing cooperative financing: capital structures for residential cooperative projects.
  • Bridge loans: immediate liquidity to cover cash-flow gaps or secure assets while long-term financing or a sale is finalized.
  • Hotel and hospitality financing: acquisition, renovation (CapEx), or repositioning, with deferment periods tailored to the start of operations.
  • Alternative financing: access to private equity funds without using CIRBE, Spain's borrower risk database, or relying on presales.
  • Real estate development financing: custom capital structures for residential, industrial, and commercial assets.
  • Construction company loans: liquidity for materials, construction work, or progress certificates, based on a technical feasibility review.

Developer loan features

Funds are drawn against monthly construction certificates, so the developer accrues interest only on the amount drawn. The company offers full deferment of principal and interest during construction. Repayment typically comes from sales of completed units, with common terms of 12–36 months. The loan is secured solely by a mortgage on the land under a non-recourse model, with no personal guarantees or personal collateral. Because the capital is private, it does not use CIRBE and does not require bundled products.

Project stages covered

  • Strategic acquisition of fully entitled land.
  • New construction or comprehensive renovation.
  • Completion of stalled projects (work in progress, or WIP).
  • Short-term bridge loans for cash-flow gaps.

Terms and requirements

For construction, financing can cover up to 100% of construction costs if the land is free of liens. If the land is mortgaged, the developer must contribute 20%–30% of total project costs. A valid building permit is required before financing begins. For stalled projects (WIP), the company finances up to 50% of the project purchase price and 100% of the remaining construction costs. Financing may be available if existing debt is less than 50% of current value and construction is more than 50% complete.

Process and timing

The company lists a response within 24 hours, a review within 48 hours, and signing before a notary within 2–4 weeks. Hours: Monday through Friday, 9 a.m.–6 p.m.
