Buying a house in Detroit, Michigan: what should I check beyond the sale price?

A low asking price in Detroit does not describe the full cost of taking ownership. The house's condition, title, unpaid accounts and future property tax can change the decision more than the advertised amount. Before committing funds, build a file for the specific parcel and establish what the transaction will deliver, rather than treating an inexpensive listing as a finished home.

Confirm ownership and unpaid obligations separately

Wayne County's property-tax guidance makes an essential distinction: paying taxes on a home you do not own does not create ownership. Buying requires an agreement with the current owner or the appropriate auction process after foreclosure. Someone asking a prospective buyer to “take over the taxes” has not, by that phrase alone, established a transfer of title.

Use the parcel identification and property address to check delinquent-tax information with the County Treasurer. Ask how any balance will be dealt with at closing and obtain the relevant confirmation through the closing professionals. The county says its website is updated once each business day and payments usually post within two business days. Property taxes, water accounts and title are related closing questions but are not the same record. Ask the closing team to identify outstanding obligations, the party responsible for payment and the evidence that the transaction resolves them. Verify the seller's authority and the terms of any unusual purchase arrangement before sending funds.

Estimate the tax after transfer, not only the seller's bill

Michigan Treasury explains that a transfer of ownership generally uncaps taxable value in the following calendar year, while specified transfers are exempt. A seller's current bill is therefore not a reliable permanent tax estimate for the buyer. Ask the assessor about the property's expected treatment and use the state's tax-estimator resources alongside the financing budget.

The buyer must file the Property Transfer Affidavit with the local assessor within 45 days of transfer. Principal Residence Exemption is a separate matter: Detroit's assessor explains that it removes 18 mills from part of the bill for a home the applicant owns and occupies. It does not erase every property tax or apply automatically to any purchased building. Obtain the appropriate forms and confirm the filing requirements for the actual occupancy plan.

Inspect the house and plan the service transition

CFPB advises obtaining an independent home inspection as part of a financed home purchase. The appraisal and inspection serve different purposes. Read the inspection findings, determine what specialist review is needed and price essential repairs before assuming the home is ready to occupy. Compare the mortgage Loan Estimate's full payment and closing costs, not just the interest rate.

DWSD's homeowner instructions identify proof of ownership among the new-service documents. Coordinate that application and the required identity information with the move. Completing the purchase, establishing service and making the house habitable are distinct steps that should all fit the budget.
