About Alphacon Capital

Alphacon Capital, commercial private lending for brokers in Australia

Alphacon Capital is a Sydney-based private lender that presents itself as the lending arm of Alphacon Advisory. Its activity focuses on financing first and second mortgages over Australian property, with amounts ranging from $100,000 to $10 million and borrowers that are companies and trusts. The firm channels its operations through finance brokers and maintains the business relationship with them, without contacting the end client directly.

Products and financing terms

Alphacon Capital's product range is organised into five products, each designed for a specific situation. The published rates are the minimum available per product, per annum, for borrowers structured as a company or trust, and are subject to security, loan-to-value ratio (LVR) and credit approval.

  • Alphacon Bridge: from 8.50% p.a., no risk fee, for deals with a clear exit. Term of 3 to 60 months and up to 75% LVR.
  • Alphacon Fast: from 9.49% p.a., with approval in 24 hours, for when deadlines are tight. Term of 6 to 24 months and up to 75% LVR.
  • Alphacon Line: from 9.49% p.a., with interest calculated only on drawn funds, for progressive capital needs. Term of 6 to 24 months and up to 75% LVR.
  • Alphacon Reach: from 9.95% p.a., available in any postcode, for deals outside the usual parameters. Term of 6 to 60 months and up to 70% LVR.
  • Alphacon Second: from 9.95% p.a., for second mortgages when it makes sense to keep the first. Term of 6 to 60 months and up to 70% LVR.

Situations it finances

The firm groups its offering into six common scenarios that brokers bring to it. In each case, the assessment relies on the property asset rather than the profit and loss statement or the applicant's income.

  • Bridging finance: a commercial loan sized on the maximum debt and repaid from the sale or refinance.
  • Equity release: a loan against a commercial or investment property the client already owns, anywhere in Australia.
  • Refinance and debt rescue: for a lender that has called in the loan or a facility nearing maturity.
  • Business working capital: assessed on the property instead of the profit and loss statement.
  • SMSF commercial property: a fund buying a business-use property through a limited recourse borrowing arrangement.
  • ATO tax debt: a secured loan that clears an Australian Taxation Office debt in full according to the client's timetable.

Broker programme and service commitments

Alphacon Capital works exclusively with brokers and builds its proposition around speed, certainty and simplicity. The firm states that it gives a first response within four business hours and indicative terms the same day, and that the broker maintains the relationship with their client at all times, with no direct contact or cross-selling by the lender.

The broker programme is structured into three tiers — Accredited, Preferred and Elite — accessed according to settled volume over the last twelve months. The Accredited tier is obtained upon accreditation; Preferred requires $20 million settled over a rolling twelve months; and Elite, $40 million. Each step up improves the terms: shorter response times, greater credit authority, an assigned business development manager and credit analyst, priority valuations, access to rate promotions and, at the top tier, a direct line to the credit committee and same-call approval within set limits. The specific amounts of commissions and bonuses are only shown to accredited brokers. The firm warns that it may change the commission schedule, the fast-start bonus and the tier thresholds without notice, and that the applicable rates are those in force on the day of settlement.

Settlement guarantee and deal process

The company offers a financial guarantee: if it issues a term sheet and cannot settle it within 30 days for reasons attributable to it, it pays $1,000 to the broker within ten business days of the claim being accepted. The guarantee has two exceptions — a valuation shortfall or an undisclosed credit issue — and is capped at $5,000 per broker. The promotion applies to term sheets dated up to 31 December 2026.

The process described by the firm consists of five steps: submitting the deal with three fields and a conversation about the scenario; indicative terms the same day; formal credit assessment with same-day approval for complete files; valuation and preparation of documentation; and settlement, which usually occurs between two and four weeks after approval, with a minimum of five days. Commission is paid on the day of settlement, with no clawbacks.

Sydney base and scope of operations

Alphacon Capital operates from Sydney with institutional capital and private credit, and serves deals across Australia through brokers. The firm defines itself as an Australian private lender for borrowers structured as a company or trust, and limits its activity to commercial and investment purposes: it does not provide consumer credit and does not hold an Australian consumer credit licence. Its stated address is Level 9, 1 York Street, Sydney NSW 2000.
