About Ruderal

Cooperative housing in Vallcarca

Ruderal is a nonprofit cooperative promoting housing through a use-right model in Barcelona's Vallcarca neighborhood. It grew out of the Vallcarca Assembly, with the goal of making community-based housing a way to rebuild neighborhood ties and curb real-estate speculation.

The housing project

The cooperative is developing a use-right housing building at 11 Carrer de Gustavo Bécquer in Vallcarca. Perviure provides professional support, and architecture firms Celobert and Voltes are collaborating on the project.

The building is organized around a large shared courtyard and is planned to include 24 household units, ranging from one to four bedrooms (XS, S, M, L, and XL). More than 250 square meters are set aside for shared spaces, including a multipurpose room, storage, bicycle parking, two guest rooms, shared laundry, a rooftop dining room with a full kitchen, and a green roof. The design incorporates bioclimatic principles, thermal insulation, and solar-shading controls, with renewable-energy systems such as solar panels and aerothermal heating planned.

Membership and costs

Prospective members join a waiting list in order of registration. Each person on the waiting list makes a one-time €100 contribution, which is refundable. During development and construction, each household is expected to contribute between €25,000 and €35,000; this amount is also refundable if it leaves the cooperative. Once living in the building, households must meet Spain's subsidized-housing eligibility criteria and pay an estimated monthly use fee of €500 to €650, prorated by home size.

Governance and participation

The cooperative meets in assemblies every two weeks and makes decisions by consensus, with an emphasis on shared responsibility and broad participation. Each member belongs to a committee and takes on tasks within the group. The project aims to support community life, mutual aid, and shared caregiving.

Connection to Vallcarca

Ruderal is part of the Vallcarca Assembly and takes part in urban-planning forums with other neighborhood organizations. It belongs to FEACC (Federation of Organizations and Associations of Can Carol) and has had a role in the recent approval of a modification to the Metropolitan General Plan for the neighborhood.
