Orlando contractors for home remodeling, additions and commercial build-outs

Compare licensed Orlando contractors for design-build, custom homes, kitchen and bath work, additions and commercial renovations.

Homeowners and property owners searching for an Orlando contractor may be planning three different jobs: a kitchen or bathroom renovation, a home addition or custom house, or a commercial tenant improvement. This guide compares three licensed companies by their published work. Larsa Construction uses a design-build model for custom homes, additions, ADUs, home remodeling and commercial properties; Art Harding Remodeling and Construction focuses on residential kitchens, baths, whole-home work and additions, serving Orlando from Clermont; AFS General Contracting combines commercial construction management and tenant build-outs with selected residential projects.

Start with the address, not the company’s marketing label. Orlando, Winter Garden, Clermont and unincorporated Orange County do not necessarily share the same permitting office. Within city limits, Orlando says most construction and renovation requires a permit, accepts plans digitally and may require separate permits for electrical, plumbing or gas work. A recorded Notice of Commencement is generally required for a building permit when work exceeds $5,000. Since July 1, 2026, a state-law exemption may cover certain single-family projects below $7,500, but eligibility conditions and a city request still apply; a small job is not automatically permit-free.

Match the contractor to the scope

Larsa’s services span planning and design-build as well as residential and commercial construction. That may suit projects where drawings, structural work, permits and several trades must be coordinated. Art Harding concentrates on occupied homes: kitchens, bathrooms, additions, outdoor living and custom houses, with a gallery organized by project type and an emphasis on respecting the property during work. AFS publishes broader commercial capabilities, including offices, retail, medical spaces, tenant improvements and construction management. These companies are not interchangeable; a commercial-focused contractor may not price a small bathroom like a residential specialist.

Ask each bidder to price the same scope and separate demolition, design or engineering, cabinets, counters, electrical, plumbing, tile, waterproofing, finishes, permit fees and owner-supplied items. For an addition, clarify foundation, roof tie-in, utility changes, drainage and the condition of the existing structure. For a business, ask how work will be phased around customers or staff, who coordinates the architect and which trades will be on site.

Use the city permit resources

The City’s permit guide explains applications, digital plan review, inspections and status. Its residential exemption page describes the narrow 2026 exception and its eligibility process. If the property sits outside Orlando city limits, ask Orange County or the relevant municipality which office reviews it. Check the contractor and qualifying license in Florida’s DBPR registry, then put schedule, payment milestones, insurance, change orders and final-inspection responsibility in writing.

Bottom line

Use the property address to confirm the permitting office, then compare design, structural work, trades, allowances, schedule and closeout line by line.
