Moving to Portland, Oregon: what should I check before choosing a home?

Portland's wooded parks and transit network can be useful parts of everyday life, but a move works best when those attractions are connected to a real address and budget. A home advertised as “Portland” does not by itself establish which municipal rental rules or school district apply. Start with the exact address, then build a picture of the expenses and journeys your household would actually have.

Establish the jurisdiction before comparing contracts

The city's Rental Services resources direct readers to Portland Maps to verify whether a property is within city limits. That distinction matters because Portland's screening, deposit and relocation rules are municipal protections, not a label that follows every Portland postal address. Ask who manages the property and obtain the full lease and payment breakdown before transferring money. Keep the advertisement alongside any written explanation of fees and included utilities.

Deposit arrangements deserve a separate calculation. Under city code, a landlord who does not require last month's rent normally cannot collect more than one month's rent as a security deposit. If last month's rent is required, the additional deposit is normally limited to half a month's rent. Conditional approval can permit another half-month deposit, with installment protections. Those categories explain why two apartments with the same advertised rent can require different amounts at entry; do not collapse them into a single unexplained charge.

Price the journey using the payment method you will use

TriMet's adult fare is $2.80 for 2½ hours on bus, MAX and WES. Using the same eligible payment method allows fare capping: adult travel reaches a $5.60 daily cap and a $100 calendar-month cap. Switching cards or devices can prevent rides from accumulating together. Reduced fares have their own eligibility and payment requirements; a visitor should not assume every family member qualifies for the same price.

Test the journey from each candidate home at the intended arrival and return times. Include the walk to stops and any transfer, rather than comparing only distance to downtown. Current disruption matters: PPS and municipal alerts describe the southbound I-5 closure near the Rose Quarter, beginning September 11, 2026 and expected to last five weeks. PPS's September 23 update also identifies school-bus delays affected by bridge closures. Check the latest notice instead of treating a construction-period journey as a permanent timetable.

Confirm the school and assistance arrangements

Portland Public Schools' address finder identifies the relevant neighborhood school for addresses within its district. Registration and an interdistrict transfer are different processes; a rental advertisement cannot promise either. Gather residency documents and ask the enrollment team about the child's circumstances before relying on a school name in a property listing.

Phone and email hours are Monday, Wednesday and Friday, 9–11 a.m. and 1–4 p.m.; in-person appointments are Tuesday only. It supplies general information and referrals, not legal representation or rent payments. An unresolved lease dispute requires the appropriate referral rather than a promise that the city desk will settle it.
