Moving to Boston, Massachusetts: what should I organize before choosing a home?

A move to Boston is easier to plan when the apartment search includes the first payment, the daily journey and any school arrangements. The advertised rent gives only part of that picture. Before deciding a home is affordable or conveniently placed, ask for its actual terms and test the journeys you would make from that address. The aim is a workable routine, not a neighborhood label supported only by reputation.

Calculate the amount needed to enter the home

Boston's rental guide distinguishes first month's rent, last month's rent, the security deposit and the cost of purchasing and installing new locks. A security deposit cannot exceed one month's rent. Ask for separate amounts and receipts, together with responsibility for utilities and any recurring contract charges. Money paid for future rent is different from a deposit held against specified obligations.

The broker question has changed since older Boston apartment-search guides were written. Massachusetts' rule effective August 1, 2025, makes the party hiring the broker responsible for the fee. A landlord cannot require you to pay for a broker they hired. If you independently hire a broker and sign an agreement, that is a different arrangement. Clarify whom the agent represents before signing a fee agreement, and retain the listing and correspondence.

Test the commute with current transit conditions

Use MBTA's official Trip Planner with your destination and arrival time, then examine service alerts for the route. A subway stop close to a home does not establish how a transfer, walk or late return will work for your household. Compare the same journey from each candidate address so the housing comparison includes everyday travel.

There is a relevant 2026 change: since September 1 the MBTA has been piloting an expanded two-hour transfer window for subway, bus and ferry, charging the highest fare incurred during the window. Riders must use the same qualifying payment method; cash does not receive the bus/subway transfer benefit. Commuter Rail tickets have separate rules, and mTickets cannot simply be assumed valid on other modes. The July announcement describes six-month transfer and express-bus pilots, while selected Commuter Rail monthly-pass savings extend through November 2026. A temporary promotion should not become your permanent transport budget without checking its end date.

Resolve school placement through BPS

Boston Public Schools uses a home-based assignment plan to identify available schools; the nearest building is not an automatic promise of placement. Registration for 2026–2027 is open through apply.avela.org/boston. Families gather the required documents, submit an application and receive a specialist's review before confirmation. Two Boston-residency proofs must come from different listed categories. Language testing or review of an existing IEP may be part of completion.

Welcome Services offers help at 617-635-9010, including interpretation assistance. A Welcome Center visit is no longer required to complete every application, though assistance remains available. Settle those address-dependent questions alongside the housing documents: they can determine whether an apparently convenient apartment actually meets the family's needs.
