Build the budget before the search
Separate the amount needed to close from the amount needed to live comfortably afterward. A down payment is only part of the upfront expense; the mortgage documents also identify closing costs and cash to close. The monthly figure should include the loan payment, taxes, insurance and applicable association charges, with room left for maintenance and ordinary household expenses.
Ask lenders for comparable offers using the same loan type, amount and term. The CFPB's Loan Estimate explainer helps identify whether the proposed payment includes escrow and which charges must be paid separately. Check any rate lock and the cost of points rather than comparing only the advertised interest rate. Approval for a larger loan does not establish that the resulting household budget will be comfortable.
Check Missouri assistance against the current rules
MHDC's First Place program serves eligible first-time buyers and qualified veterans purchasing in Missouri through certified lenders. Its FAQ generally defines a first-time buyer as someone without an ownership interest in a primary residence in the previous three years; exceptions and targeted areas require individual review. The cash-assistance option described in that FAQ provides 4% of the loan amount for down payment and closing costs. Ask the lender to explain the assistance documents, repayment conditions and possible consequences of selling; it should not be described as unrestricted free money.
For 2026, MHDC's lender resources publish updated income and purchase-price limits dated May 12. Use those current tables with the actual household size and property location, not an older threshold from an online article. Next Step is another program to discuss when First Place income limits do not fit. Neither program replaces underwriting, and no fixed interest rate is quoted here because an actual offer must be checked when applying.
Examine the home as carefully as the loan
Once a candidate fits the budget, arrange an independent inspection early enough to investigate the findings. CFPB distinguishes the inspection of physical condition from the lender's appraisal of value. They answer different questions. An inspection contingency may provide options under the purchase contract; it is not a universal right to cancel any sale at any time.
Have the offer address the relevant deadlines and responsibilities, and obtain an insurance quote for the actual property before finalizing the budget. Before closing, compare the final Closing Disclosure with the earlier Loan Estimate and ask about unexplained changes. CFPB says lenders must provide the disclosure three business days before the scheduled closing for the mortgages covered by these rules. The goal is a home whose financing, condition and continuing cost you understand, not merely a loan approval or an attractive listing.
