About Villa Nai 3.3
Villa Nai 3.3, luxury accommodation among olive trees on Dugi Otok
Villa Nai 3.3 is a luxury accommodation establishment located on the island of Dugi Otok, in central Dalmatia, off the coast of Zadar (Croatia). The complex presents itself as accommodation immersed in a 500-year-old olive grove and combines olive oil production with hospitality, following the standards of The Leading Hotels of the World®. The company itself describes it as the second smallest establishment in this organisation worldwide.
Exclusive adults-only accommodation
The establishment offers five deluxe rooms and three deluxe suites, each uniquely furnished and decorated. All units have a private terrace with direct access to the olive grove and a seawater pool. The rooms and suites include a king bed with Frette linens, a separate bathtub and shower, a bathroom with a skylight and Diptyque toiletries. The suites also feature a fireplace and a four-poster bed.
The accommodation is exclusively for adults. Children are welcome from the age of 12, and children of any age are admitted only when the establishment is booked in full. Pets are not allowed.
Nai 3.3 olive oil production
The estate houses an olive mill and a tasting room within a 40,000 m² organic olive grove. The olives are harvested in the village of Žman, on Dugi Otok, and processed the same day. Nai 3.3 oil is made entirely by hand: freshly picked olives are selected, stems are removed and defective or bruised fruit is discarded so that only healthy, intact olives are used. The company presents it as the most awarded Dalmatian olive oil, with numerous international recognitions.
The olive grove also hosts open days dedicated to olive oil, with tastings, harvesting, themed dinners, producer gatherings and lectures.
Garden-to-table cuisine
Villa Nai 3.3 grows and harvests its own organic produce. Guests can choose menus made with certified organic ingredients, such as olive oil, meats, vegetables, seasonal fruits and fish. The establishment has two dining spaces: Grotta 11000 and 3.3, both with dinner service from 17:00 to 23:00. Breakfast is served from 8:00 to 11:00, exclusively for guests. Daily menus and breakfast and lunch options require prior reservation.
Architecture integrated into the surroundings
The conceptual design is by Croatian architect and academic Nikola Bašić, who conceived the building to adapt to the terrain and respect its contour lines. Beneath a green roof, the geometric construction integrates the olive mill and the accommodation units. The walls were built with stone extracted from the site itself, which made it possible to avoid an increase in carbon dioxide emissions. The building is designed with energy class A+. After construction was completed, various Mediterranean species, fruit trees and vegetable and herb gardens were planted around the complex.
Facilities and services
Available facilities and services include a helipad, sauna, hot tub, pool, bespoke spa, gym, tennis court, reflecting pond, rock gardens, a jetty by the sea, airport transfers and water sports. The establishment also has its own garden.
Natural and heritage surroundings
Dugi Otok is in the Adriatic Sea, equidistant from Venice and Dubrovnik. The island is surrounded by national parks, a nature park and numerous smaller islands. The establishment is located near the cliffs of Telašćica Nature Park, the islands of Kornati National Park and Zadar. The landscape combines Aleppo pine and oak forests.
The island preserves unique heritage remains: in Vlakno Cave, the skeleton of the oldest known Dalmatian man, named Šime, was found, dating back some 11,000 years; the Veli Rat lighthouse, 42 metres high, is the tallest in the Adriatic; and on Dugi Otok the oldest written record of fishing and its trade was found, more than 1,000 years old.
