San Canzian Hotel & Residences

Five-star boutique hotel in Croatian Istria

San Canzian Hotel & Residences is a five-star boutique hotel located in Mužolini Donji, near Buje, on the Croatian peninsula of Istria. The property presents itself as a blend of nature, heritage and subtle luxury, set within a medieval village and rural landscape.

Accommodation: rooms, suites and villas

The original hotel was completely renovated and has 26 rooms, suites and villas. An extension is planned on an adjacent hill with 34 villas and residences, scheduled to open in 2026. Together, the project aims to create a timeless retreat with a distinctive countryside experience.

Dining and culinary offering

Luciano Restaurant, Luciano Bar and Club Restaurant are part of the dining offering. The cuisine is inspired by local traditions and the terroir of Istria, led by chef Pavo Klarić, who incorporates locally sourced ingredients in a proposal that reinterprets the region's culinary heritage.

Wellness and facilities

The property features a spa, pool and lounge, as well as space for yoga and a gym. These facilities are focused on rest and personal care within the complex.

Events, celebrations and experiences

The hotel offers itself as a venue for weddings, corporate events and private parties, with a setting of rolling hills, olive groves and vineyards that provides privacy and intimacy. The team organises bespoke experiences off the beaten path to discover Istria, poetically known as Terra Magica, combining gastronomy, exploration and culture. The offering includes packages such as Truffle Adventure, the San Canzian signature experience, romantic getaways and Taste of Istria, subject to availability and current conditions.

Investment and hotel-serviced residences

The expansion of the complex will cover 36,000 square metres a short distance from the original hotel. It is planned for 2027 and will include 31 villas and residences with hotel services, under a sale and lease back model, aimed at owners seeking personal use or investment.
