Mark Warner: activity holidays built around beach clubs and ski resorts

Mark Warner is a British tour operator that sells family beach holidays, ski holidays and activity holidays. Its beach programme is concentrated on four club-style resorts in Greece and Turkey, where watersports, cycling, tennis and childcare are part of the package rather than optional extras. The company presents itself as having more than 50 years of experience and describes its holidays as award winning.

The four beach club resorts

The beach portfolio is small and clearly defined, with each property pitched at a slightly different traveller:

• Lemnos Beach Resort (Lemnos, Greece): a quiet sandy bay known for sunsets, with waterskiing, wakeboarding and sailing on calm water and family-friendly suites.
• Paleros Beach Resort (Ionian coast, Greece): described as the flagship property, with sea views, a calm sandy and shingle bay suited to paddleboarding and waterskiing, and three pools including an adults-only one.
• Phokaia Beach Resort (Foça, Turkey): a long sandy beach in a private bay, presented as good for beginners in watersports and close to ancient ruins and coastal towns.
• Aeolian Village Beach Resort (Lesvos, Greece): a sandy bay with wind conditions suited to windsurfing and wingfoiling, plus two freshwater pools, a sauna and a whirlpool.

Watersports and land activities

The activity programme is the core of the offer. On the water, the resorts list sailing, windsurfing, wingfoiling and wingsurfing, stand-up paddleboarding, kayaking and rowing. Waterskiing and wakeboarding are available at Paleros and Lemnos on a pay-as-you-go basis. Scuba diving is aimed at adults, teenagers and families with older children and was announced as coming for summer 2027.

On land, guests can use a fleet of mountain bikes and join free guided tours graded from easy-going to challenging. Road cyclists have access to Scott, Cannondale and Cervélo Caledonia Rival eTap bikes available to pre-book, and Paleros also offers an expanded fleet of carbon road bikes for hire, again with free guided tours at different levels. Tennis, padel and pickleball complete the racquet offer, alongside fitness classes, a gym, wellness, personal training, run club and yoga weeks.

Mountain biking and road cycling by resort

The company differentiates its cycling by terrain. Lemnos is presented with rolling dirt tracks and coastal paths for relaxed cross-country riding at beginner to intermediate level. Paleros combines coastal tracks, inland hills and olive groves with gradual climbs, suited to mixed-ability groups. Phokaia is the most demanding, with rugged hills, rocky trails and longer climbs aimed at intermediate to advanced riders.

For road cycling, Lemnos offers smooth, quieter roads and steady endurance riding; Paleros mixes coastal and inland routes across olive groves and rolling hills; and Phokaia is described as sportive-style riding with coastal descents, rolling hills and technical sections for experienced cyclists.

Who the holidays are designed for

Mark Warner segments its beach product by traveller type. Family holidays cover children from four months to 17 years, with kids' clubs, qualified tuition and flexible childcare included at the Greece and Turkey resorts. Adult-friendly holidays are aimed at couples, friends and solo travellers, with more than 20 activities included and what the company describes as total flexibility. There are also dedicated couples and solo options, and specialised activity weeks focused on tennis, sailing or windsurfing in the Mediterranean.

What a beach holiday includes

According to the operator, beach holidays include flights, hotel accommodation, half board, childcare, watersports and other sports activities. The Turkish programme at Phokaia is presented with five days full board. Departures are marketed from Gatwick, Manchester, Bristol and Edinburgh airports, with Gatwick serving all the Greek and Turkish beach club resorts.

Ski holidays and booking

Alongside its summer beach clubs, Mark Warner sells ski holidays and positions itself for both solo beach and solo ski travel. The website includes a booking management area for existing customers and a search tool that compares prices and availability across all destinations for chosen dates. At the time of writing, the site was promoting last-minute deals to Greece and Turkey and early-bird pricing for summer 2027.
