Norfolk Holiday Rentals: large dog-friendly holiday homes across Norfolk

Norfolk Holiday Rentals is a family-run holiday home business that markets a hand-picked selection of large properties in the Norfolk countryside and coast. Its portfolio combines country manors, beachside houses, hotels and B&Bs, and since 2025 also includes eight houseboats on the River Ant. The properties are presented as dog-friendly and many of the larger ones feature hot tubs, with capacity for groups of up to 22 guests.

Dog-friendly and group-focused approach

All properties and houseboats welcome dogs, with a maximum of five dogs per property. Each property has an enclosed garden area for dogs. The larger houses are aimed at groups of friends and families, with capacities of 20 to 22 guests in several cases. The website states that most of the larger holiday rentals and hotels include a hot tub.

Booking and payment terms

Bookings can be made online through the website's booking system. A 50% deposit is taken to secure a stay if the booking is made outside 90 days before arrival; the final payment is automatically taken 90 days before arrival. For bookings made more than 90 days in advance, payment in two equal instalments is offered. The site describes the booking system as secure.

Check-in time is 4.30pm and check-out is 9.30am. Early check-in from noon and late check-out are available subject to availability, at an additional cost of £50. On booking, an information pack is sent with property details, local advice and recommendations, including chefs. About seven days before arrival, a further pack is sent by email and WhatsApp with access codes.

Deposits, damage and cancellations

A damage deposit of £500 is taken; after check-out the property is inspected and the deposit is released within 28 days. Small breakages such as a broken glass or plate are not charged, but larger breakages or damage are chargeable from the deposit. A non-refundable damage deposit waiver of £100 is offered, covering damages up to £500.

Cancellation requests must be made in writing. Cancellations less than 180 clear days before arrival forfeit 50% of the booking cost; cancellations less than 70 clear days before arrival forfeit the entire booking cost. The company will attempt to re-let the property for the cancelled period, and if successful, refunds the amount less costs and a one-off administration fee of £150. The site advises taking out personal holiday cancellation insurance.

Family and baby equipment

All properties are equipped with travel cots and mattresses, high chairs and changing facilities. All properties have parking, and each property description indicates how many cars can be parked on the driveway and nearby parking options.
