About Just Landlords

Just Landlords, specialist landlord insurance from Nottingham

Just Landlords is a specialist property insurance provider based in Nottingham, in the East Midlands, and operates as a trading name of Arthur J. Gallagher Insurance Brokers Limited, authorised and regulated by the Financial Conduct Authority. The company states that it has been providing property insurance since 1998 and that in 2019 it joined the Arthur J. Gallagher & Co. group, an international insurance brokerage, risk management and consulting organisation founded in Chicago in 1927 that employs more than 70,000 people worldwide.

Its activity centres on residential property insurance: homes that are tenanted, unoccupied, or used as holiday homes or second homes, together with rent guarantee cover for landlords. The company describes itself as providing specialist landlord insurance for over 25 years.

Core landlord insurance and its 40 standard covers

The main product is Landlord Insurance, presented as including 40 covers as standard. From that base policy the company derives a series of specific covers, each explained on its own information page:

  • Landlord Building Insurance, for buildings let to residential tenants.
  • Landlord Liability Insurance, covering landlord liability.
  • Landlord Accidental Damage Insurance, for accidental damage to the building or contents.
  • Buy-to-Let Insurance, for buy-to-let properties.
  • HMO Insurance, for houses in multiple occupation.
  • DSS Landlord Insurance, for tenants claiming Universal Credit or Housing Benefit.
  • Residential Landlord Loss of Rent Insurance, for loss of rent following an insured event.
  • Alternative Accommodation Insurance for Landlords, covering alternative accommodation required because of an insured event.
  • Multiple Property Insurance, for insuring several properties under one policy.

Rent guarantee and legal expenses

Alongside the property policy, Just Landlords offers Rent Guarantee Insurance, aimed at providing cover if tenants cannot or will not pay the rent. For legal expenses and rent guarantee the company works with Legal Insurance Management Ltd and Royal & Sun Alliance Insurance plc.

Holiday homes, second homes and empty properties

A separate line of cover addresses properties that are not standard tenancies. UK Holiday Home Insurance protects a holiday home, including when it is let as a holiday rental, and Airbnb Property Insurance is offered within that product for properties let through Airbnb. Second Home Insurance is designed for properties owned for personal use that are not the main home, while Unoccupied Property Insurance protects an empty home until it is ready to be occupied again.

Underwriting partners and in-house team

For tenanted properties, holiday homes, second homes and unoccupied homes, the company states that it works with insurers Tokio Marine HCC to find suitable cover. Its Nottingham operation is made up of an in-house team of customer service, claims and underwriting specialists, and the company says the team can assist by phone, LiveChat or email.

Policy administration and claims

The website sets out a full set of policy-management functions for existing customers: retrieving or amending a quote, renewing, amending, lapsing or cancelling a policy, making a payment, setting up a Direct Debit or opting out of one, and making a claim. It also publishes an anti-fraud notice explaining that, before taking payment over the phone, the company validates information held on file, and that refunds are not requested with bank or card details by phone.

Scale, pricing indications and published resources

The company states that more than 10,000 property owners insure with it and that it holds an 'Excellent' rating with over 1,000 reviews on Trustpilot, correct as at September 2025. Its homepage indicated landlord insurance from £12.55 per month, based on 10% of new business customers paying up to £150.60 a year for landlord insurance excluding add-ons between 1 July and 31 December 2025, equivalent to that monthly figure when paying monthly. It also maintains a resource centre with articles on landlord and lettings topics, including pieces on the Renters' Rights Act, the government's 2030 energy standards and what to include in a tenancy agreement.
