About Marianna Financial Services

Independent mortgage advice from Brentford, West London

Marianna Financial Services, trading as MariannaFS, is an independent mortgage broker based in Brentford, West London. The firm presents itself as fee-free for most cases and as not tied to any bank, working across a panel of more than 90 lenders. Its advice covers first-time buyers, remortgaging, home movers, buy-to-let and self-employed applicants, and it also arranges insurance and protection cover for homes, income and families.

The company states that it is authorised and regulated by the Financial Conduct Authority, with reference 925226 on the Financial Services Register. It describes its service as handling the application and paperwork and keeping clients updated through to completion.

How the fee-free model works

According to the company, when it arranges a mortgage the lender pays it a commission, as with other mortgage brokers. Most brokers also charge their clients a fee, typically from £495 up to 1% of the loan, while MariannaFS chooses not to for most cases. The firm notes that fees may apply on complex cases, including adverse credit, company buy-to-let, visa applicants and loans under £250,000, and that any such fee is confirmed in writing before the client commits.

The site also points out that lender arrangement fees, valuation fees and legal costs may still apply to a mortgage, and states that the full cost of any recommended mortgage is explained before an application.

Whole-of-market comparison rather than headline rates

MariannaFS argues that a bank can only recommend its own mortgages, whereas it compares options from more than 90 lenders, weighing fees, criteria and flexibility as well as the advertised rate. It also indicates that staying with a current lender can be the right call: if the existing lender's deal is the best fit, the firm says it will say so, and it offers to submit a remortgage with the existing lender at no cost if it cannot find a better deal.

Rates shown on the site

The website displayed mortgage rates updated 17 October 2026, based on a £100,000 repayment mortgage over 25 years on a £200,000 property at 50% loan to value. Among first-time buyer examples, it listed a Halifax product fixed until 31 December 2028 at an initial rate of 4.85% and an APRC of 7.05%, with £575 a month and £1,099 in fees; a second product fixed until 2 January 2029 at 5.04% and 6.49% APRC, with £587 a month and £999 in fees; and a Monmouthshire product fixed for 24 months at 5.04% and 7.76% APRC, with £587 a month and £1,010 in fees.

For remortgages, the examples included an HSBC product fixed until 31 January 2029 at 4.96% and 6.24% APRC, with £582 a month and £999 in fees; a product fixed until 31 December 2028 at 5.03% and 7.08% APRC, with £586 a month and £999 in fees; and a Monmouthshire product fixed for 24 months at 5.06% and 7.76% APRC, with £588 a month and £1,010 in fees. The site describes these as the lowest initial rates on its lender panel at the time and notes that rates change and offers depend on circumstances.

Process and team

The firm outlines a three-step process: the client explains their plans in two quick questions and a call at a suitable time; the team researches more than 90 lenders and explains its recommendation and the reasons behind it; and then the team completes the application and keeps the client updated through to completion.

The team is presented as small and relationship-focused. Milton Rodrigues is founder and adviser, with CII (MP) and DipFA qualifications; Nelson Dighorker is a mortgage and protection adviser with CeMAP; and Jeanal Lusbo is mortgage office manager, also with CeMAP. The company says clients deal with a small team that takes time to understand their circumstances, from the first conversation to the mortgage offer and beyond.

Client feedback

The site reports a rating of 5.0 out of 5 from 540 customer reviews. It reproduces reviews attributed to Reviews.io and Google, including comments from first-time buyers, remortgage clients and self-employed applicants. One reviewer describes being turned down by a large brokerage before finding MariannaFS as a local broker in Ealing and obtaining a mortgage as a sole trader and limited company. Another refers to a complex remortgage lasting several months. These are individual accounts reproduced on the company's website, not an independent assessment by this directory.
