Kendall is a large suburban area within Miami-Dade County, but it is not one incorporated city with a single municipal building office. For many addresses, the county handles building permits; a property near a municipal boundary or within an incorporated city can follow a different path. That distinction matters before a homeowner approves an addition, moves a wall or replaces plumbing and electrical systems. Confirm the parcel’s jurisdiction first, then ask who is responsible for every permit and inspection.
Three firms, three different fits
A2 Construction lists Kendall among its South Miami service areas and focuses on residential construction: kitchens, bathrooms, full-scale renovations, additions and custom homes. Its website identifies a Certified Residential Contractor license, not a Certified General Contractor license. It also describes in-house engineering, permit-ready drawings, 3D modeling and scanning, permit coordination and an online portal for proposals, changes and payments. Those planning tools are especially relevant when the existing home needs careful measurement before work begins.
Elysium Construction lists Kendall among its Miami-Dade service locations and works with homeowners, investors, business owners and property managers. Its published scope includes residential remodeling, kitchen and bathroom renovations, commercial build-outs, investor unit turnovers and recurring property repairs. The company describes a sequence from consultation and detailed proposal through a build coordinated with licensed subcontractors and a final walk-through.
MIA Remodeling Contractors has a Kendall-specific service page with examples of kitchen and bathroom work, space planning, flooring, additions and whole-home remodeling. The company lists active state licenses for general contracting and plumbing. It publishes two offices, one in North Miami Beach and one in Boca Raton; both are outside Kendall, so the neighborhood page represents a service area rather than a local storefront.
When a renovation becomes a permit question
Cosmetic work and regulated construction are not always treated alike. Wall changes, additions, new plumbing, electrical or mechanical work and many exterior projects may require permits, while narrowly defined repairs can be exempt. The exact scope and the parcel’s status determine the rule. In a condominium or townhome, a building association may also set review, insurance, work-hour or material-delivery requirements in addition to government approvals.
Miami-Dade’s contractor guidance recommends checking a current license, the business entity it qualifies, insurance and the permit process. Ask the company to put those details in the proposal. For an addition, ask how it will check setbacks, zoning and existing records; for an interior remodel, ask which walls, circuits and plumbing lines are changing. If the company uses subcontractors, the written scope should say who selects them, who verifies their credentials and who schedules inspections.
Keep the choice grounded in the house
A room that feels cramped may need a better layout rather than more square footage. Ask the designer or contractor to explain what can be improved within the existing footprint before pricing an addition. A useful proposal separates demolition, structural work, utilities, finishes, allowances and exclusions, making it possible to compare bids without mistaking a low initial figure for the full project cost.
The profiles below are a starting shortlist, not an endorsement or quality ranking. Their state records showed current active licenses on October 31, 2026, with expiration dates of August 31, 2028. A license confirms a regulated credential, not the quality or outcome of an individual job. Check the live record again, confirm the permit office for your address and ask for a written schedule, payment milestones and close-out plan before signing.
First confirm who issues the permit for the property, then request a scope that states the license holder, trade contractors, approvals, schedule and close-out responsibilities.
