About Roof Manager
Roof measurement reports and roofing business software
Roof Manager is a software platform aimed at roofing contractors. Its core product turns a property address into a multi-page PDF measurement report generated from satellite imagery, without a ladder or site visit. The same account also carries the customer through proposal, scheduling and invoicing, so the measurement, quote and payment sit in one workspace.
What the measurement report contains
The report is built around the numbers a roofing estimate needs. According to the company, each PDF includes the total roof area corrected for pitch, with gross area and squares, and every measured line in linear feet: eaves, rakes, ridges, hips and valleys. It also carries the satellite image used for the measurement, a waste-factor table from 5% to 20%, and the area and pitch of every roof plane alongside the predominant pitch.
A material take-off lists shingles, underlayment, ridge cap, drip edge and other items, and a plan-view diagram shows each measured line for the crew. The company states that reports are delivered in one to three hours, usually under an hour, and that every report is reviewed by its team before release. On properties with high-quality imagery, it says measurements can reach 98.5% accuracy against an on-roof tape measure.
From address to invoice
The workflow is presented as a single sequence. A contractor enters the property address and orders the report; when the measurements arrive, the “Build from Report” function starts a proposal filled with saved products and prices. The homeowner can view and sign online, and the contractor sees when the proposal was opened. A Square payment link can accompany the proposal.
Customers, leads and jobs are tracked on one board, with each customer showing a stage from new lead to completed job. Leads from Google Ads lead forms and from the Instant Estimator land on the same board, reps can be assigned, and jobs can be placed on Google Calendar. Invoices are generated “From Proposal” and sent from the contractor's own Gmail; customers pay by card, Apple Pay or Google Pay through Square. A QuickBooks Online export is included on every plan at no extra cost.
Instant Estimator for website leads
The Instant Estimator is an add-on that gives website visitors a ballpark price before they call. A single link can be placed on a website, in Google and Meta ads or in social bios. The homeowner pins the house and, in about 30 seconds, sees a Good / Better / Best price calculated from the contractor's own rates and margins, whether priced per square, per square foot or per bundle. The resulting lead appears on the Roof Manager board with the same figure the homeowner saw, and the contractor can then order the full report and build an exact proposal.
The add-on is listed at $149 CAD per month with a 14-day trial, described as approximately $104 USD per month for convenience, with billing in CAD.
Additional tools in the same account
Beyond measurement and estimating, the platform includes door-to-door canvassing with area mapping, door tracking and on-the-spot appointment booking; team and rep management for assigning leads; and the material take-off derived from the measured roof. CRM, proposals, invoicing, the leads board and canvassing are described as free with every account.
Pricing and coverage
Roof Manager offers two payment routes, both including the software. Pay-as-you-go costs $10 CAD per report, starting with two free reports and no credit card. The subscription is $199 CAD per month for up to 30 reports, or $1,990 CAD per year with 360 report credits up front, described as 12 months for the price of 10. Enterprise volume pricing is available for high-volume and multi-branch teams. The company also publishes a savings calculator that compares report costs and measurement labour against its own pricing.
Coverage extends across the United States, Canada and additional supported regions, subject to imagery availability. The site compares its $10 reports with EagleView Canada prices of $22.50 to $85 as of September 27, 2026.
